In condominium buildings the line between your equipment and the association’s equipment is often where the argument is. An independent written evaluation is frequently what settles it — and it carries more weight with a board than a quote from the company that wants the repair.

Why we look at both
A system that isn’t performing correctly isn’t pulling water out of the air the way it should. In this climate humidity is what feeds growth — on coils, in plenums, inside ductwork. So a cleanliness problem is frequently a performance symptom, and cleaning without correcting the cause is why so many people in Palm Beach County have paid for duct cleaning twice.
