What Is a Mold Assessment?

A mold assessment is a professional, non-destructive evaluation of a building’s surfaces, moisture conditions, and indoor air to determine whether mold growth may be present, where it may be originating, and what conditions are contributing to it.

 

Our licensed assessors use industry-standard protocols aligned with IICRC S500 and IICRC S520 guidance, combining visual inspection, moisture mapping, and sample collection where warranted.

 

Every assessment is tailored to your specific concern. Whether that’s a visible stain, a persistent odor, a history of water intrusion, or a general indoor air quality question. The goal isn’t just to collect samples. It’s to interpret what the building is telling you.

How To Test For Mold?

When it comes to mold analysis, proper sample collection is important to provide accurate and reliable results. We follow industry-standard protocols for mold sample collection to minimize contamination and ensure accurate results.

Different methods of sampling include:

Air Sampling

A calibrated air cassette is used to draw a measured volume of air through a collection media. Spores captured are then analyzed under microscopy at an accredited laboratory, providing a count and identification of airborne mold types present at the time of sampling. Outdoor control samples are collected to establish a baseline.

Cavity Sampling

A small tube is inserted into a wall cavity, ceiling void, or other enclosed space to draw air from areas not accessible during visual inspection. This method is particularly useful when a moisture reading or visible staining suggests potential growth behind building materials.

Swab Sampling

A sterile swab is used to collect material from a surface — typically visible staining, growth, or a suspect area — for direct microscopic examination. Swab sampling identifies mold species and helps document the type and condition of surface contamination.

Tape Sampling

A piece of transparent adhesive tape is applied to a surface to collect spores and particulates. Tape lifts are an efficient, non-destructive method for characterizing surface contamination, particularly on building materials where growth may be visible.

How Mold Samples Are Analyzed

Samples collected during a mold assessment are sent to an accredited laboratory for analysis. The standard method for air and tape samples is optical microscopy — technicians prepare slides and examine them under a calibrated microscope to identify and count mold spores present.

 

This process allows the laboratory to determine:

 

  • Whether mold is present in the sample

  • What genera or species are identified (e.g., Aspergillus/Penicillium, Stachybotrys, Cladosporium, Chaetomium)

  • Concentration of spores per cubic meter of air, compared against the outdoor control sample

  • Whether concentrations are elevated relative to normal background conditions

Swab samples typically undergo direct examination to characterize surface contamination. Findings are documented in a laboratory report that becomes part of your assessment record.

What Is a Mold Report?

A mold report is a detailed summary of the findings from a professional mold inspection, designed to identify mold growth and its causes. It includes results from visual inspections, moisture readings, and lab analysis of air or surface samples, helping you understand the severity of the issue.

 

In addition to the findings, a mold report provides recommendations for remediation and prevention (also known as a remediation protocol). This can include solutions to remove mold, control moisture, and improve air quality.
