Environmental Site Assessment Services

Environmental Site Assessment Services

Environmental Site Assessment Services (Phase I, Phase II & Phase III ESA)

services help identify potential contamination, evaluate environmental risk, and support property due diligence for commercial and industrial sites. We perform Phase I, Phase II, and Phase III ESAs, along with soil and groundwater testing, to assess site conditions and regulatory concerns. Explore our assessment services below to understand how each phase supports environmental investigation, testing, and remediation.

Phase 1 Environmental Site Assessment

A Phase I ESA involves a comprehensive review of property history, site conditions, and potential environmental concerns. This includes records review, site inspection, and identification of recognized environmental conditions (RECs).

Phase 2 Environmental Site Assessment

A Phase II ESA includes field testing and sampling to confirm the presence of environmental contamination identified during a Phase I assessment. This may involve soil sampling, groundwater testing, and laboratory analysis.

Phase 3 Environmental Site Assessment

A Phase III ESA focuses on remediation and corrective action planning when contamination is confirmed. This phase includes evaluating cleanup strategies, monitoring environmental conditions, and supporting regulatory compliance.

Soil & Groundwater Testing Services

Whether required as part of a Phase II ESA or performed as standalone testing, our soil and groundwater testing services evaluate potential contamination and overall site conditions. We offer a wide range of analytical parameters to meet project-specific requirements. Testing can be tailored to regulatory needs, due diligence, or general site evaluation to provide clear, reliable data.

PFAS (Forever Chemicals)

PFAS, commonly referred to as “forever chemicals,” are persistent compounds that can contaminate soil and groundwater from industrial and commercial sources. These compounds are often associated with manufacturing sites, firefighting foam use, and landfills, making them a key focus in environmental due diligence and regulatory investigations.

Polycyclic Aromatic Hydrocarbons (PAHs)

PAHs are a group of compounds formed from the incomplete burning of organic materials and are often found near roadways, industrial sites, and former fuel operations. Their presence can indicate historical contamination related to combustion processes and is commonly evaluated during site investigations and redevelopment projects.

Volatile Organic Compounds (VOCs)

VOCs are chemical compounds that can migrate through soil and groundwater from fuels, solvents, and industrial materials. They are commonly assessed during environmental investigations due to their mobility and potential to impact subsurface and indoor environmental conditions.

Petroleum Hydrocarbons (TPH)

Petroleum hydrocarbons are associated with fuels, oils, and storage systems that may impact soil and groundwater. They are commonly investigated at sites with underground storage tanks, fuel spills, or historical petroleum-related operations.

Lead

Lead is a heavy metal commonly associated with industrial activity, fuel residues, and legacy site conditions. It is frequently evaluated during environmental site assessments, especially for properties with historical industrial use or potential exposure risks.

Arsenic

Arsenic is a naturally occurring element that may also be present due to agricultural or industrial activity. It is commonly assessed in areas with known soil impacts or groundwater concerns, particularly where historical land use may influence site conditions.

When Is an Environmental Site Assessment Recommended?

An environmental site assessment may be recommended when a property has a history of commercial, industrial, agricultural, automotive, dry cleaning, manufacturing, fuel storage, or waste handling use.

Frequently Asked Questions

A Phase I ESA is an environmental due diligence report that reviews current and historical property use, regulatory records, site observations, and nearby environmental concerns to identify recognized environmental conditions.

A Phase II ESA is typically recommended when a Phase I ESA identifies potential environmental concerns that may require soil, groundwater, soil vapor, or other sampling.

A Phase III ESA typically involves further investigation, remediation planning, cleanup coordination, or documentation related to known contamination or environmental impacts.

Many lenders require a Phase I ESA for commercial property transactions, refinancing, SBA loans, and certain redevelopment projects.

Yes. Full Spectrum Environmental can provide standalone soil and groundwater testing when a full Phase I, Phase II, or Phase III Environmental Site Assessment is not required. This may be useful for targeted concerns related to petroleum, solvents, pesticides, herbicides, heavy metals, arsenic, lead, or other site-specific contaminants.

Full Spectrum Environmental came out yesterday to check our VOC levels, and I’ve got to say—they did a phenomenal job. From the moment we reached out, they were highly responsive and took our concerns seriously. They were able to come out almost immediately, which really helped ease our minds during a pretty stressful situation. The technician was professional, thorough, and explained everything in a way that made sense. We walked away with peace of mind and a clear understanding of the air quality in our home. Couldn’t be more grateful—highly recommend them to anyone dealing with similar concerns. Thank you again.
