IAQ & Ventilation Diagnostics for Building Managers

IAQ & Ventilation Diagnostics

Evaluate Air Quality and HVAC Performance in Commercial and Multi-Tenant Buildings

Indoor air quality complaints in commercial buildings — stuffiness, odors, headaches, or temperature imbalance — are often rooted in ventilation system performance issues rather than specific contamination events. Full Spectrum Environmental provides IAQ and ventilation diagnostic services for building managers and facility teams who need objective data to identify causes and support corrective action.

What Do IAQ & Ventilation Diagnostics Include?

Our commercial IAQ and ventilation diagnostics combine direct-reading instrument surveys, air sampling, and HVAC system assessment to evaluate air quality conditions, identify pollutant sources, and determine whether the ventilation system is delivering adequate fresh air to all occupied zones. Findings are provided in a written report with corrective action recommendations.

CO₂ & Ventilation Rate Assessment

Elevated carbon dioxide levels are the most reliable indicator of inadequate fresh air delivery to occupied spaces. We measure CO₂ throughout the building during occupied hours to identify zones with insufficient ventilation rates per ASHRAE 62.1 guidance.

HVAC System Performance Review

We assess air handler operation, filter condition, coil cleanliness, supply and return air balance, and outdoor air damper function. Common HVAC deficiencies — including disabled outdoor air intakes and dirty coils — directly impact air quality throughout the building.

VOC & Pollutant Source Identification

We screen for volatile organic compounds, formaldehyde, combustion gases, and other chemical pollutants that can originate from building materials, cleaning products, copy equipment, or infiltration from adjacent spaces.

Temperature, Humidity & Thermal Comfort

Thermal comfort complaints — too hot, too cold, too humid — can mask or contribute to IAQ dissatisfaction. We measure temperature, relative humidity, and radiant conditions to evaluate whether HVAC distribution is performing as designed.

Particulate & Bioaerosol Assessment

We measure airborne particulate matter concentrations and, when indicated, collect air samples for mold, bacteria, or other bioaerosols that can originate from HVAC systems, building envelope moisture, or occupied activities.

Pressure Differentials & Air Movement

Building pressure relationships between zones and between indoors and outdoors affect pollutant migration, draft complaints, and moisture infiltration. We measure pressure differentials and assess air movement patterns as part of a comprehensive IAQ investigation.

Responding to Occupant Complaints with Data

Occupant IAQ complaints are among the most difficult issues for building managers to resolve without objective data. Without measurement data, it’s nearly impossible to identify what’s driving the problem or to demonstrate corrective action. Our written diagnostic report gives building managers the documentation they need to respond to tenants, direct HVAC maintenance, and demonstrate that the issue has been properly investigated.

Full Spectrum Environmental provides IAQ and ventilation diagnostic services for commercial buildings, multi-tenant properties, office complexes, and institutional facilities throughout Florida. Whether you’re responding to tenant complaints, preparing for a lease renewal inspection, or assessing a newly occupied space, we provide the testing and documentation your building operation requires.

IAQ and Ventilation Challenges in Florida Commercial Buildings

Florida’s humidity-driven climate creates ventilation challenges that don’t exist in most other U.S. markets. Commercial HVAC systems in Florida must simultaneously manage sensible cooling loads and latent moisture loads — a balance that many systems fail to maintain when outside air fractions are high, equipment is aging, or occupancy patterns change. When ventilation systems underperform, elevated CO2, volatile organic compounds, biological contaminants, and excess humidity create occupant complaints, health impacts, and regulatory liability. Our diagnostic process identifies the specific ventilation deficiencies causing your building’s air quality problems.

Common findings in Florida commercial building ventilation diagnostics include outside air fractions below ASHRAE 62.1 minimums due to damper failures, supply air temperatures above dewpoint causing moisture carryover into occupied spaces, duct leakage short-circuiting conditioned air, inadequate exhaust from restrooms and kitchens creating pressure imbalances, and air handler coil fouling that reduces airflow and promotes biological growth on wetted surfaces.

Buildings We Diagnose

Full Spectrum Environmental provides IAQ and ventilation diagnostics for commercial office buildings, medical offices, schools, restaurants, retail centers, warehouses, and multi-tenant properties throughout Florida. Our diagnostic findings are documented in written reports that support HVAC remediation scopes, regulatory responses, and tenant or occupant communications.
