In a Florida summer, your air conditioner should do two jobs: cool the air and pull excess moisture out of your home. When your house still feels hot, sticky, or “heavy” even with the AC running, it is often a sign that something in that balance is off.

Air conditioners do more than blow cold air. As warm indoor air passes over the cold evaporator coil, heat is removed and moisture condenses on the coil and drains away. This process lowers both the temperature and the relative humidity in your home when the system is sized and operating correctly.
In Florida’s climate, that dehumidification role is just as important as the cooling. When indoor relative humidity routinely stays above about 60 percent, you start to see comfort issues and increased mold risk on surfaces and inside building systems. Over time, AC systems lose efficiency. Coils can become corroded, blower motors can weaken, and refrigerant levels may drift away from the ideal range. An older unit that once kept the home comfortable may now struggle to keep up with record summer heat.
If the system is undersized for the square footage or was never properly matched to the home’s insulation and duct design, it can run constantly and still leave bedrooms warm and air sticky. Low refrigerant or damaged coils
Refrigerant is critical to how the system moves heat out of your home. When levels are low due to leaks, cooling performance drops and the coil may not get cold enough to remove moisture effectively. Rooms that never seem to cool, uneven temperatures, and a “clammy” feeling are all clues that air is not moving the way it should. In Florida, poorly insulated metal ducts can also sweat, soaking surrounding insulation and creating localized moisture problems that feed mold and mildew.

You may see light gray or greenish spotting at the bottoms of furniture legs, the backs of dressers that sit against exterior walls, or along baseboards.
