Cleanliness inspections in Delray Beach
The hygiene question: is the equipment or the ductwork contributing to the problem, or is something else going on in the building?
We look at the coil, the blower and blower wheel, the plenum, the interior of splitters and accessible duct runs, and the ductwork itself — whether it’s leaking, whether it’s condensating, and what is actually visible inside it. Accumulation, moisture and visible growth are the findings that matter, and where they are matters as much as whether they’re there.
Delray splits fairly cleanly between older housing east of Federal and newer construction to the west, and the inspections look different on either side. The older stock tends to have layered duct work and mechanical spaces that were never generous to begin with. The newer stock is tighter, which is good for efficiency and unforgiving when a system is not managing humidity properly. Delray also carries a heavy seasonal and rental population, and systems in rental use run hard on inconsistent maintenance.
What you get: a written assessment of whether the system is contributing, what the condition is, and what scope of corrective work — if any — is warranted. Sometimes the finding is that the system is fine and the problem is elsewhere. That’s worth knowing before you spend money on ductwork.

Gauges go on the system. We look at refrigerant-side performance — subcooling, superheat — along with flow and the overall operating condition of the unit, and we give you a judgment on whether the equipment is performing and whether the diagnosis you were handed is supported by what the system is actually doing.
Rental and seasonal properties are where second opinions earn their keep. An owner managing a property from out of state, handed a replacement quote over the phone, has no way to judge it. An independent evaluation gives them something to decide from.

Why we look at both
A system that isn’t performing correctly isn’t pulling water out of the air the way it should. In this climate humidity is what feeds growth — on coils, in plenums, inside ductwork. So a cleanliness problem is frequently a performance symptom, and cleaning without correcting the cause is why so many people in Palm Beach County have paid for duct cleaning twice.
